5tipsIt’s true that real estate sales are dependent on the right price, location and condition of a home, but there’s a little more to it than that.  Some simple strategies can reduce your days on market, without having a negative impact on your pocketbook. Consider the following tips:

1. De-personalize the rooms.

Buyers need to visualize themselves in your home. When staging it, go for a neutral look and put away family photos and personal artwork. If there are loud colours on the walls, use a fresh coat of paint in a neutral colour to make the space more welcoming. Which will also make the rooms look bigger by the way.

2. Breathe new life into curb appeal.

Invest in quick, simple fixes in the front and back of the home. Mow the lawn, trim the hedges and plant flowers.

3. Get a pre-listing inspection and complete the to-do list.

Having an inspection done ahead of time can save you lots of time and money when it comes down to offers. The inspection will point out issues that might need to be fixed before hand. You can then also reflect the repairs in the asking price. An inspection before hand could also reduce the bargaining room keeping  you in charge of the pricing and not subject to buyers deep discount negotiating.

4. Spread the word – go social.

In today’s connected world, one of the best ways to get a message out is through social networks. Blogs, Facebook, Twitter and other sharing sites let your networks know that you’re selling and help them relay the message for you. Your Realtor is also doing his part in marketing your home and between both of you the word of you selling your  home will spread quickly and help in locating a buyer.

5. Be accessible and get buyer feedback.

Be sure that as requests for showing your home come in that you are able to accommodate as many potential buyers as possible. Dale Dyer will endeavour to get Feebacks from these agents with the buyers responses. This will be a great plumb line in ensuring that your house is priced correctly or if adjustments need to be made.
